This assignment asked for a mixed-use urban development with housing, offices(1200 m2) and parking spaces with a limited ground floor build area of 200 m2 and max 3 stories above ground.
Because the multistory buildings along the “Oudenoord” street suggest a direction, I’ve chosen to continue this movement along this street and place a long small building parallel to it. By doing this the residential area behind this building is shielded from this busy thoroughfare.
The floor plans clearly show that the routing within the building is on the street side. The movement from the street is put trough inside the building. The rear of the building has an enclosed character that more suits with the residential area behind it.
Transparency is an important part of this building. For example the staircases are open and the use of these stairs is stimulated by directly connect the lobby with the different departments and by not centralizing the elevators. This transparency and openness is also brought back into the office in the basement in form of an “Open Office Plan”.
To meet the building program requirements a large part of the building program is allocated underground, because there was a limited amount of available space on the plot. Around the basement wall there is an extended box to provide sufficient daylight to come in and there are also roof lights in the park/garden at the back of the building.
